Welcome to Lake Mountain Estates Phase 1, a peaceful and scenic 76-home, age-qualified community overlooking beautiful Lake Mead in charming Boulder City, Nevada. Our community is designed for active adult living, with at least one homeowner in each residence required to be 55 years of age or older, and all residents at least 21 years of age.

Homeowners own both their manufactured homes and the land beneath them, creating a true neighborhood of resident owners. To help preserve the quiet, friendly atmosphere our community is known for, rentals are not permitted.

Association dues remain affordable at just $432 per year. Residents enjoy well-maintained common areas, regular street maintenance, ample guest parking, and access to a recreational vehicle storage lot for an additional annual fee.

Lake Mountain Estates Phase 1 is proudly self-managed by a dedicated five-member Board of Directors. Rather than employing a management company, we rely on the commitment and involvement of homeowner volunteers who care deeply about our community. *While we share the name Lake Mountain Estates with Phases 2-3-4, our homeowners’ association, Lake Mountain Estates Association, Inc. (LMEA) is not affiliated with Phases 2-3-4. We do not have regular access to their amenities such as pool and clubhouse. The two associations function independently and have separate rules and regulations.
